Terms of Service

Your data … our commitment.

We do not sell, rent, or randomly distribute your specific business data to third parties. The rights we maintain exist primarily to ensure platform functionality, enable authorized collaboration among your designated partners, provide technical support, and improve our services through aggregate insights. When your data is used for analytical purposes, it is typically anonymized and aggregated. Any sharing of your specific business data is limited to: (1) your explicitly authorized collaboration partners, (2) our vetted service providers who help us deliver our services and are bound by confidentiality obligations, and (3) circumstances where we are legally required to do so. Our business model relies on providing you with valuable software services, not monetizing your proprietary information.

New in 2026: Streetscape is expanding beyond a single application into a connected family of products, beginning with StudioX and followed by additional micro-SaaS applications. Many of these tools use generative AI to help you create and transform visual, analytical, and compliance-related outputs. To support these capabilities across the ecosystem — including a unified login experience over time and a shared token wallet — we have updated these Terms to clarify how AI features work, how Tokens function, and how data is processed to operate and improve the Platform.

THE FOLLOWING DESCRIBES THE TERMS ON WHICH STREETSCAPE REAL ESTATE TECHNOLOGIES INC. OFFERS YOU ACCESS TO OUR SERVICES.

Welcome to the Terms of Service (the “Agreement”) for Streetscape Real Estate Technologies Inc. This Agreement describes the terms and conditions applicable to your use of our services available under the domains streetscape.ai, streetscape123.com, and mapsplus.com (collectively, the “Site”), and the general principles for the websites of our subsidiaries and affiliates. If you do not agree to be bound by the terms and conditions of this Agreement, do not use the Site or access our services.

IMPORTANT NOTICE: THIS AGREEMENT REPLACES AND SUPERSEDES ANY PREVIOUS TERMS OF SERVICE, AGREEMENTS, OR UNDERSTANDINGS BETWEEN YOU AND STREETSCAPE REAL ESTATE TECHNOLOGIES INC.

You must read, agree with, and accept all of the terms and conditions contained in this Agreement and the Privacy Policy before you may become a user of Streetscape or access our information. We strongly recommend that, as you read this Agreement, you also access and read the information contained in other pages and websites referred to in this document, as they may contain further terms and conditions that apply to you.

We may amend this Agreement at any time by posting the amended terms on our site. All amended terms shall automatically be effective 30 days after they are initially posted. This Agreement is effective upon your first visit to the Site, or otherwise effective on March 1, 2026 for all users.

1. Usage Eligibility

Our services are available only to individuals who can form legally binding contracts under applicable law. Our services are not available to children (persons under the age of 18, or those who have not yet reached the age of majority in their jurisdiction) or to temporarily or indefinitely suspended Streetscape members.

If you are under the age of 18, or under the age of majority in your jurisdiction, you may use this Site only in conjunction with, and under the supervision of, a parent or guardian. If you do not qualify, please do not use the Site.

Your Streetscape account (including feedback) and Display Name may not be transferred or sold to another party. If you are registering as a business entity, you represent that you have the authority to bind the entity to this Agreement, or that at least one representative of your business entity (the “Authorized User”) has the authority to bind the entity to this Agreement.

2. Fees, Services, and Tokens

2.1 Tokens and Wallet

Certain services may be accessed using Tokens. Tokens are usage credits within the Platform and have no cash value. They are not legal tender, are not a stored-value product, are not redeemable for cash, and are not transferable except as expressly permitted by Platform features and your plan. Token balances, issuance, consumption, and expiry are tracked in the Platform’s token logs.

2.2 Token Expiry and No Refunds

Token expiry periods may vary by plan, promotion, or other conditions disclosed at the time Tokens are issued or purchased. Token purchases are final and non-refundable. By purchasing Tokens you acknowledge that you are purchasing the ability to use current Platform features at current pricing, and that unused Tokens may expire and be forfeited.

2.3 General Fees

We charge for certain services and features through our Site. We will always communicate the nature of our fees ahead of time, so you know what you will be charged. You are responsible for paying all fees associated with the use of our service and our website, including all applicable taxes.

Certain taxes and government charges may be payable in relation to a paid transaction. We accept no responsibility for such taxes and other government charges on transactions on the Site.

3. Streetscape.ai as a Venue

3.1 Collaboration Venue

The Site acts as a venue to facilitate a variety of transactions associated with the development and sale of land or real estate (such as lots or homes). We are not necessarily involved in the actual transaction between independent groups or users. In such cases, we have no control over the quality of services provided using our technology platform, the truth or accuracy of information, the ability of groups to provide services, or the ability of customers to pay for services. We cannot ensure that any members will actually complete any activity or transaction.

3.2 Identity Verification

We use many techniques to verify the accuracy of the information our users provide when they register on the Site. User authentication is difficult and Streetscape Real Estate Technologies Inc. cannot and does not confirm a user’s purported identity. We encourage users to communicate directly with potential trading partners.

3.3 Release of Claims

Because we are a venue, in the event that you have a dispute with one or more third-party users, you release Streetscape Real Estate Technologies Inc. (and our parent and its subsidiaries and joint ventures and all officers, directors, agents and employees) from claims, demands and damages (actual and consequential) of every kind and nature, known and unknown, suspected and unsuspected, disclosed and undisclosed, arising out of or in any way connected with such disputes.

3.4 Information Control

We do not control the information provided by other users which is made available through the Site. You may find other users’ information to be offensive, harmful, inaccurate, or deceptive. Please use caution and common sense when using the Site. By using this Site, you agree to accept such risks and Streetscape Real Estate Technologies Inc. is not responsible for the acts or omissions of unrelated users.

4. Your Information and Data Ownership

4.1 Definitions

“Your Information” is defined as any information you provide to us or other users in the registration, listing, or any activity, in any public message area (including lot records, user suggestions, or Help areas) or through any email feature. You are solely responsible for Your Information, and we act as a passive conduit for your online distribution and publication of Your Information.

4.1A Additional Definitions

For greater clarity in these Terms:

  • “Business or Project Data” means all plans, drawings, photographs, maps, documents, specifications, prompts, inputs, comments, communications, and other project-related information submitted to, stored in, or generated within the Platform.
  • “Generated Output” means any output produced by the Platform, including AI-generated renderings, images, map transformations, simulations, reports, compliance insights, analyses, and other derivatives.
  • “AI Services” means any feature that uses machine learning, generative AI, or other automated systems to create or transform outputs.
  • “Tokens” means digital usage credits used to access certain Platform features.
  • “Wallet” means any token account or ledger used to purchase, hold, track, transfer (where permitted), and consume Tokens.
  • “Marketplace Records” means shared or collaborative records created in workspaces or projects that involve multiple authorized users or entities.

4.2 License and Data Ownership

We do not sell your information; however, in order to provide our services you require the ability to handle, aggregate, analyze, and process data. For these reasons, by submitting, uploading, or providing any information to the Site — including data, designs, documentation, communications, or collaborative content (collectively, “Your Information”) — you grant Streetscape Real Estate Technologies Inc. the right to make use of your information to deliver our services now and in the future. To do so you grant a perpetual, irrevocable, worldwide, royalty-free, non-exclusive license, with the right to sublicense, to use, modify, adapt, digitally perform, make, have made, assign, transfer, and otherwise use Your Information in any format or medium now known or later developed.

This license includes the right to:

  • Incorporate or use Your Information in our platform, services, databases, and internal operations;
  • Share Your Information with authorized collaborators, service partners, and third parties as part of the collaborative services we provide;
  • Analyze, process, and derive insights from Your Information for business purposes;
  • Use Your Information to improve our services;
  • Continue to retain and use Your Information for the integrity of our platform marketplace and related features even after you are no longer a user of our services.

4.2A AI Training and Model Improvement

Without limiting the breadth of the foregoing license, you expressly acknowledge and agree that Streetscape Real Estate Technologies Inc. may use Business or Project Data, prompts, Generated Output, and related interaction metadata to train, fine-tune, evaluate, benchmark, and improve Streetscape’s proprietary models and systems, and to operate and improve the Platform. This may include processing such information through third-party AI service providers and infrastructure providers under contractual confidentiality and data protection obligations.

4.2B Limited Use for Demonstrations and Communications

Streetscape Real Estate Technologies Inc. does not sell your identifiable Business or Project Data or identifiable Generated Output. We may use anonymized or aggregated examples of Generated Output and related analytics for internal testing, demonstrations, training datasets, product development, support, and investor or business communications. Where a proposed public use would reasonably be identifiable to you, we will seek your explicit permission.

4.3 Perpetual Rights to Data

You explicitly acknowledge and agree that Streetscape Real Estate Technologies Inc. has the perpetual right to retain and continue using copies of all data submitted to or generated within the platform, including information created collaboratively or uploaded directly by you. This right survives the termination of your account or your usage of our services. Once you have uploaded or submitted Your Information, no automatic right exists to delete or “claw back” this data after submission, except as may be explicitly contracted separately and specifically.

4.4 Data Requests and Management

If you wish to request modification, deletion, or export of Your Information:

  • You may modify certain personal account information directly through your user settings;
  • Requests for deletion or modification of business or project data must be submitted formally to Streetscape and may be fulfilled at our discretion;
  • Such requests may incur fees and may be fulfilled only partially, as necessary to maintain system integrity, historical accuracy, and operational continuity;
  • Data export requests will be considered on a case-by-case basis and may incur fees.

4.5 Intellectual Property Rights

While you retain intellectual property rights to original content you create, the license you grant to Streetscape Real Estate Technologies Inc. is broad and allows us significant usage rights as described above. You represent and warrant that you own or have secured all rights necessary to grant us this license.

4.6 Restricted Activities

Your Information and your activities on the Site shall not:

  • Be false, inaccurate, or misleading;
  • Be fraudulent;
  • Infringe any third party’s copyright, patent, trademark, trade secret or other proprietary rights or rights of publicity or privacy;
  • Violate any law, statute, ordinance, or regulation;
  • Be defamatory, trade libelous, unlawfully threatening or unlawfully harassing;
  • Be obscene;
  • Contain any viruses, Trojan horses, worms, time bombs, cancelbots, or other computer programming routines that may damage, detrimentally interfere with, surreptitiously intercept or expropriate any system, data, or personal information;
  • Create liability for us or cause us to lose (in whole or in part) the services of our ISPs or other suppliers.

5. Access and Interference

5.1 General Prohibitions

The Site contains robot exclusion headers. Much of the information on the Site is updated in real time and is proprietary or licensed to Streetscape Real Estate Technologies Inc. by our users or third parties. You agree that you will not use any robot, spider, scraper, or other automated means to access the Site for any purpose without our express written permission. Additionally, you agree that you will not:

  • Take any action that imposes, or may impose in our sole discretion, an unreasonable or disproportionately large load on our infrastructure;
  • Copy, reproduce, modify, create derivative works from, distribute, or publicly display any content (except for Your Information) from the Site without our prior written permission and the permission of the appropriate third party, as applicable;
  • Interfere or attempt to interfere with the proper working of the Site or any activities conducted on the Site;
  • Bypass our robot exclusion headers or other measures we use to prevent or restrict access to the Site;
  • Modify, publish, transmit, transfer, sell, reproduce, create derivative works from, distribute, perform, display, reverse engineer, or in any way exploit any content, process, or material, in whole or in part, except as otherwise expressly permitted in this Agreement.

5.2 Security and Misuse Monitoring

To protect the Platform, Streetscape may monitor and analyze access patterns, IP addresses, device and usage signals, and activity logs to detect fraud, security threats, unauthorized scraping, reverse engineering, or other misuse (including misuse intended to copy or replicate Streetscape’s proprietary capabilities). Such monitoring is performed for security, integrity, and intellectual property protection purposes.

5.3 Competitive Misuse

You agree not to allow any competitor, or any person acting on behalf of a competitor, to access or use the Platform in a manner intended to evaluate, copy, replicate, reverse engineer, or commercially exploit Streetscape’s confidential or proprietary information. You are responsible for ensuring that your Authorized Users and collaborators comply with this restriction.

6. Breach

Without limiting other remedies, we may limit your activity, immediately remove some or all of your information, warn our community of your actions, issue a warning, temporarily suspend, indefinitely suspend, or terminate your membership and refuse to provide our services to you if:

  • You breach this Agreement or the documents it incorporates by reference;
  • We are unable to verify or authenticate any information you provide to us; or
  • We believe that your actions may cause financial loss or legal liability for you, our users, or us.

6.1 Equitable Relief

You acknowledge that unauthorized access, scraping, reverse engineering, or competitive misuse of the Platform may cause irreparable harm for which monetary damages may be inadequate. Streetscape shall be entitled to seek injunctive relief and other equitable remedies, in addition to any other rights or remedies available at law.

7. Privacy

We do not sell or rent your personal information to third parties for their marketing purposes without your explicit consent, and we only use your personal information as described in the Privacy Policy. We view protection of users’ privacy as a very important community principle. We store and process your information on computers located in various jurisdictions worldwide that are protected by physical as well as technical security devices. From time to time, we use third parties to review our privacy practices. If you object to your personal information being transferred or used in this way, please do not use our Site or services.

8. Confidentiality

8.1 Your Confidential Information

We recognize that in the course of using our services, you may provide information that you consider confidential. We will treat such information as confidential provided that:

  • The information is clearly marked as confidential at the time of disclosure; or
  • The information is reasonably understood to be confidential based on its nature and the context of disclosure.

8.2 Our Confidential Information

You acknowledge that our services, including their design, structure, and implementation, constitute confidential and proprietary information owned by Streetscape Real Estate Technologies Inc. You agree not to disclose such confidential information without our prior written consent.

8.3 Exceptions

Confidentiality obligations do not extend to information that:

  • Is or becomes publicly available through no fault of the receiving party;
  • Was rightfully in the receiving party’s possession prior to receipt from the disclosing party;
  • Is independently developed by the receiving party without use of the confidential information; or
  • Is required to be disclosed by law or governmental authority.

8.4 Balance with Data License

You acknowledge that the confidentiality obligations described in this section must be balanced with the license rights you grant to Streetscape Real Estate Technologies Inc. as described in Section 4. In case of conflict, the license provisions shall prevail to the extent necessary for us to provide our services.

9. No Warranty

9.1 AI Services; Probabilistic Outputs; No Professional Advice

The Platform may provide AI Services that generate probabilistic outputs, including renderings, simulations, map transformations, and compliance intelligence. AI Services may produce errors, omissions, or unintended results, and Generated Output may be incomplete, inaccurate, or inconsistent. Streetscape Real Estate Technologies Inc. does not provide architectural, engineering, legal, or regulatory advice, and any Generated Output is provided for informational and workflow assistance only. You are solely responsible for independent review and verification of all Generated Output and for all decisions, approvals, submissions, construction activities, or other actions taken in reliance on the Platform.

9.2 Compliance Intelligence

Any compliance-related features (including Codex Civitas) provide best-effort insights and pre-screening only. Streetscape does not warrant that any design, plan, or project is compliant with building codes, bylaws, design guidelines, supplier requirements, grading or setback rules, or other standards, and does not warrant that any authority having jurisdiction will approve any design or project.

9.3 General Disclaimer

WHILE WE ATTEMPT TO KEEP OUR INFORMATION ACCURATE AND TIMELY, WE, OUR SUBSIDIARIES, OFFICERS, DIRECTORS, EMPLOYEES, AND OUR SUPPLIERS PROVIDE OUR WEBSITE AND SERVICES “AS IS” AND WITHOUT ANY REPRESENTATION, WARRANTY, OR CONDITION, EXPRESS, IMPLIED, OR STATUTORY. WE AND OUR SUPPLIERS SPECIFICALLY DISCLAIM ANY IMPLIED REPRESENTATION, WARRANTIES OF TITLE, MERCHANTABILITY, MERCHANTABLE QUALITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT, AND THOSE ARISING BY LAW OR THROUGH A COURSE OF DEALING OR USAGE OF TRADE, UNLESS SPECIFICALLY REQUIRED BY LAW.

10. Liability Limit

IN NO EVENT SHALL WE, OUR SUBSIDIARIES, OFFICERS, DIRECTORS, EMPLOYEES, OR OUR SUPPLIERS BE LIABLE FOR LOST PROFITS OR ANY SPECIAL, INCIDENTAL, CONSEQUENTIAL, INDIRECT, OR PUNITIVE DAMAGES ARISING OUT OF OR IN CONNECTION WITH OUR SITE, OUR SERVICES, OR THIS AGREEMENT (HOWEVER ARISING, INCLUDING NEGLIGENCE).

OUR LIABILITY, AND THE LIABILITY OF OUR PARENT, SUBSIDIARIES, OFFICERS, DIRECTORS, EMPLOYEES, AND OUR SUPPLIERS, TO YOU OR ANY THIRD PARTIES IN ANY CIRCUMSTANCE IS LIMITED TO THE LESSER OF (A) THE TOTAL OF LICENSE FEES PAID TO US IN THE 12 MONTHS PRECEDING ANY ACTION, OR (B) ONE THOUSAND CANADIAN DOLLARS (CAD $1,000).

SOME JURISDICTIONS DO NOT ALLOW THE LIMITATION OR EXCLUSION OF LIABILITY FOR INCIDENTAL OR CONSEQUENTIAL DAMAGES, SO THE ABOVE LIMITATIONS MAY NOT APPLY TO YOU TO THE EXTENT PROHIBITED BY LAW.

11. Indemnity

You agree to indemnify, defend, and hold harmless Streetscape Real Estate Technologies Inc., its subsidiaries, affiliates, officers, directors, agents, employees, partners, and suppliers from and against any and all claims, demands, liabilities, costs, expenses, damages, and losses (including any direct, indirect, or consequential losses, loss of profit, loss of reputation, and all interest, penalties, legal costs, and other reasonable professional costs and expenses) arising out of or in connection with:

  • Your breach of this Agreement or the documents it incorporates by reference;
  • Your violation of any law or the rights of a third party;
  • Your use or misuse of the Site or our services;
  • Your Information or any content you submit, post, or transmit through the Site;
  • Any activities conducted through your account, whether by you or another person accessing your account with or without your permission.

12. Professional Conduct

In using our services, you agree to:

12.1 Integrity

Act with integrity in all your dealings through our Site and services.

12.2 Accuracy

Provide accurate information and representations in all communications and transactions.

12.3 Good Faith

Engage in good-faith efforts to fulfill your obligations and commitments made through our platform.

12.4 Professional Standards

Maintain professional standards of conduct when interacting with other users, service partners, and our staff.

12.5 Compliance

Comply with all applicable laws, regulations, and professional standards relating to your activities.

13. Legal Compliance

You shall comply with all applicable laws, statutes, ordinances, and regulations regarding your use of our service and your bidding on, listing, purchase, solicitation of offers to purchase, and sale of items.

14. No Agency

You and Streetscape Real Estate Technologies Inc. are independent contractors. No agency, partnership, joint venture, employee-employer, or franchisor-franchisee relationship is intended or created by this Agreement.

15. Notices

Except as explicitly stated otherwise, any notices shall be given by registered mail to:

(in the case of Streetscape Real Estate Technologies Inc.) or to the email address you provide to Streetscape Real Estate Technologies Inc. during the registration process (in your case). Notice shall be deemed given 24 hours after email is sent, unless the sending party is notified that the email address is invalid. Alternatively, we may give you notice by certified mail, postage prepaid and return receipt requested, to the address provided during any registration process. In such case, notice shall be deemed given 3 days after the date of mailing.

16. Additional Terms

The following policies are incorporated by reference into this Agreement and provide additional terms and conditions related to specific services offered on the Site:

Each of these policies may be changed from time to time and are effective immediately after we post the changes on the Site. In addition, when using particular services on the Site, you agree that you are subject to any posted policies or rules applicable to the service you use through the Site, which may be posted from time to time. All such posted policies or rules are hereby incorporated by reference into this Agreement.

17. General

This Agreement shall be governed in all respects by the laws of the Province of Alberta and the federal laws of Canada applicable therein. We do not guarantee continuous, uninterrupted, or secure access to our services, and operation of our Site may be interfered with by numerous factors outside of our control.

If any provision of this Agreement is held to be invalid or unenforceable, such provision shall be struck and the remaining provisions shall be enforced. You agree that this Agreement and all incorporated terms and conditions may be automatically assigned by Streetscape Real Estate Technologies Inc. in accordance with Section 15, in our sole discretion.

Headings are for reference purposes only and in no way define, limit, construe, or describe the scope or extent of such section. Our failure to act with respect to a breach by you or others does not waive our right to act with respect to subsequent or similar breaches. This is the entire agreement between the parties relating to the use of this Site.

This Site may be linked to other sites which are not maintained by Streetscape Real Estate Technologies Inc. Streetscape Real Estate Technologies Inc. is not responsible for the content of those sites. The inclusion of any link to such sites does not imply endorsement by Streetscape Real Estate Technologies Inc.

18. Contracts in English

It is the express wish of the parties that this document and any related documents be drawn up and executed in English.

19. Disclosures

Parental control protections (such as computer hardware, software, or filtering services) are commercially available and may assist you in limiting access to material that is harmful to minors.

Disputes between you and Streetscape Real Estate Technologies Inc. regarding our Site may be reported to support@streetscape.ai.

20. Submissions

Except for any personally identifiable user information, all suggestions, ideas, or data communicated to Streetscape Real Estate Technologies Inc. through this Site (together, the “Submissions”) will forever be the property of Streetscape Real Estate Technologies Inc. Streetscape Real Estate Technologies Inc. will not be required to treat any Submission as confidential, and will not be liable for any ideas for its business (including, without limitation, product or advertising ideas) and will not incur any liability as a result of any similarities that may appear in future Streetscape Real Estate Technologies Inc. operations.

Without limitation, Streetscape Real Estate Technologies Inc. will have exclusive ownership of all present and future existing rights to the Submission of every kind and nature everywhere. Streetscape Real Estate Technologies Inc. will be entitled to use the Submission for any commercial or other purpose whatsoever, without compensation to you or any other person sending the Submission. You acknowledge that you are responsible for whatever material you submit, and you — not Streetscape Real Estate Technologies Inc. — have full responsibility for the message, including its legality, reliability, appropriateness, originality, and copyright.

21. Disclaimer

The material on this Site could include technical inaccuracies or typographical errors. Streetscape Real Estate Technologies Inc. may make changes or improvements at any time. The materials on this Site are provided “as is” and without warranties of any kind, either expressed or implied. To the fullest extent permissible pursuant to applicable law, Streetscape Real Estate Technologies Inc. disclaims all warranties of merchantability and fitness for a particular purpose.

Streetscape Real Estate Technologies Inc. does not warrant that the functions contained in the material will be uninterrupted or error-free, that defects will be corrected, or that this Site or the server that makes it available are free of viruses or other harmful components. You (and not Streetscape Real Estate Technologies Inc.) assume the entire cost of all necessary servicing, repair, or correction. The above exclusion may not apply to you to the extent that applicable law may not allow the exclusion of implied warranties.

22. Survival

The provisions of this Agreement relating to intellectual property ownership, license grants, liability limitations, indemnity obligations, and provisions that by their nature are intended to survive, will survive termination of this Agreement for any reason.

23. Trademark Information

The following trademarks used herein are owned by Streetscape Real Estate Technologies Inc. and its affiliates: Streetscape™, Streetscape.ai™, StudioX™, MapsPLUS™. All other trademarks are the property of their respective trademark owners.
